Cleaning Services Agreement & Service Disclaimer

This Cleaning Services Agreement (“Agreement”) is entered into between Dream Clean USA (“Company”) and the homeowner, tenant, property manager, contractor, business, or organization requesting cleaning services (“Client”).
By signing this Agreement, scheduling services, or allowing Dream Clean USA to perform services at the property, the Client confirms that they have read, understood, and agreed to all terms and conditions outlined below.
This Agreement applies to all residential, commercial, maintenance, construction, and government contract cleaning services provided by Dream Clean USA.
1. Signature Requirement for Service
Cleaning services will not commence until this Agreement has been signed or electronically accepted by the Client.
By signing or accepting this Agreement, the Client confirms that they:

Are authorized to request cleaning services for the property

Agree to the scope of services and pricing listed in the estimate, invoice, or service order
-
Accept all terms and conditions outlined in this Agreement
Dream Clean USA reserves the right to decline, delay, or cancel services if the Agreement is not accepted prior to the scheduled service.
2. Scope of Cleaning Services
Dream Clean USA agrees to provide cleaning services as described in the written estimate, invoice, work order, service contract, or maintenance plan.
Services are strictly limited to the items, rooms, and tasks explicitly listed in writing. Any services not clearly listed are excluded from the scope of work.
Cleaning services may include, but are not limited to:

Residential cleaning

Commercial cleaning
-
Deep cleaning
-
Move-in / move-out cleaning
-
Post-construction cleaning
-
Recurring maintenance cleaning
-
Government or municipal contract cleaning
The Company reserves the right to adjust or refuse work if unsafe or hazardous conditions are identified.
3. Estimates and Pricing
Pricing is based on:

Property size and condition
-
Level of cleaning required
-
Estimated labor time
-
Materials, equipment, and supplies required
If the property condition differs significantly from the original estimate, Dream Clean USA may:

Adjust the pricing
-
Modify the scope of services
-
Reschedule the cleaning appointment
All adjustments will be communicated to the Client before additional work is performed whenever possible.
4. Deposits for One-Time or Large Projects
For certain services, Dream Clean USA may require a deposit of up to 50% of the total service fee before scheduling or confirming the appointment.
Deposits may be required for:

Deep cleaning projects
-
Post-construction cleaning
-
Large residential jobs
-
Commercial cleaning contracts
-
Specialty cleaning projects
Deposits secure scheduling and resource allocation. Deposits may be non-refundable if cancellation occurs within the restricted cancellation window.
5. Payment Terms
The Client agrees to pay the full amount listed on the invoice for services provided.
Unless otherwise agreed in writing:

Payment is due within 48 hours of service completion

Accepted payment methods include credit/debit cards, electronic payment, or other approved methods
Failure to submit payment may result in suspension of services, additional fees, and legal collection efforts.
6. Recurring Maintenance Cleaning Payment Requirement
Clients enrolled in recurring maintenance cleaning services must maintain a valid payment method on file.
Maintenance services may include:

Weekly, bi-weekly, or monthly service
-
Commercial routine cleaning
By enrolling in a recurring plan, the Client authorizes Dream Clean USA to charge the payment method on file after each completed service. Failure to maintain a valid payment method may result in suspension or termination of recurring services.
7. Additional Services and Extra Work
Any work requested outside the original scope is considered additional services and may incur additional charges.
Examples include:

Extra rooms or areas
-
Heavy buildup requiring extra labor

Interior appliance cleaning
-
Trash or debris removal beyond normal amounts
-
Specialty cleaning tasks
Additional services must be approved by the Client before they are performed whenever possible.
8. Property Access
The Client is responsible for providing safe and timely access to the property.
Access methods may include:

Being present at the property
-
Providing keys or access codes
-
Coordinating with property management
Failure to provide access may result in lockout or no-access fees.
9. Cancellation and Rescheduling Policy
Clients must provide at least 48 hours notice to cancel or reschedule services. Failure to provide adequate notice may result in:

Cancellation fees
-
Loss of deposit
-
Rescheduling fees
Dream Clean USA reserves the right to reschedule services due to:
-
Severe weather
-
Staff availability
-
Equipment failure
-
Safety concerns
-
Other unforeseen circumstances
10. Property Condition and Safety
The Client agrees the property will be reasonably safe and accessible for cleaning services.
Dream Clean USA may refuse or discontinue service if:

Hazardous materials are present
-
Dangerous animals are on-site
-
Biohazards exist
-
Structural or safety risks are present
-
Severe hoarding conditions exist
-
Illegal activity is occurring
Work may be stopped immediately if unsafe conditions are identified.
11. Pre-Service and Post-Service Documentation
Dream Clean USA may take photographs or short videos of service areas for:

Quality assurance
-
Documentation of property condition
-
Training purposes
-
Resolving disputes or claims
All media will be used solely for business and service purposes.
Clients may request that their property not be used for marketing purposes by notifying Dream Clean USA in writing prior to service.
12. Liability Disclaimer
Dream Clean USA exercises reasonable care while performing services. The Company is not liable for damages resulting from normal cleaning processes, except in cases of gross negligence or intentional misconduct.
Certain items may be fragile, aged, unstable, or previously damaged. The Client acknowledges these inherent risks.
13. Pre-Existing Damage
Dream Clean USA is not responsible for damage to items that were previously damaged or improperly secured.
The Client is responsible for securing:

Fragile items
-
Valuable or antique items
-
Artwork and electronics
-
Loose décor or personal belongings
14. Reporting Concerns or Damages
Clients must report any issues within 24 hours of service completion.
Prompt reporting allows Dream Clean USA to investigate and resolve concerns. Delayed reporting may limit the Company’s ability to respond.
15. Late Payments, Interest, and Collections
Payment is due within 48 hours of service completion.
Outstanding balances will accrue interest at 15% per day until fully paid.
Dream Clean USA may also:

Charge late fees
-
Suspend future services
-
Send balances to collections
-
Pursue legal recovery
The Client agrees to pay all collection, administrative, legal, and court costs incurred in recovering unpaid balances.
16. Licensed and Insured Operations
Dream Clean USA is a licensed and insured cleaning service provider.
Proof of insurance is available for:

Commercial contracts
-
Property management agreements
-
Government contracts
17. Protection of Business Reputation
Dream Clean USA maintains a professional, family-operated business.
False accusations or defamatory statements may result in legal action to protect the Company and its employees.
18. Termination of Services
Either party may terminate this Agreement with written notice.
The Client remains responsible for all services performed and unpaid balances.
The Company may terminate services if:

Payments are repeatedly late
-
Agreement terms are violated
-
Unsafe conditions exist
-
Staff safety is at risk
19. Governing Law
This Agreement is governed by the laws of the State of Washington.
Any disputes shall be resolved in courts located within Washington State.
20. Entire Agreement
This Agreement represents the entire understanding between Dream Clean USA and the Client, superseding all prior discussions or agreements.
Changes or modifications must be made in writing and agreed to by both parties.
21. Acceptance of Terms
By signing, scheduling, or allowing services, the Client acknowledges they have read, understood, and accepted all terms in this Agreement.
22. Non-Solicitation of Employees
The Client agrees not to solicit, hire, or contract any Dream Clean USA employee who performed services, during the term of service and for 12 months after the last service date.
Violations may result in a placement fee of $5,000 or six months of service value, whichever is greater.
23. Marketing and Photography Authorization
Dream Clean USA may take photographs or videos of cleaned areas for:

Marketing
-
Training
-
Documentation
Clients may opt out by providing written notice before service.
24. Right to Refuse or Discontinue Service
Dream Clean USA may refuse or stop service due to:

Unsafe or hazardous conditions
-
Aggressive animals
-
Biohazards
-
Illegal activity
-
Harassment or threats to staff
Clients may still be responsible for charges for labor already performed.
25. Limitation of Damages
To the fullest extent allowed by law, Dream Clean USA’s liability is limited to the total amount paid for the specific service.
The Company is not responsible for indirect, incidental, or consequential damages, including lost income, loss of property value, or emotional distress.
